More clarity from the start

The new construction contract law has been in force since January 1. Building owners and their architects now have much more clarity in some important matters. The new law supplements the existing regulations in the so-called law on contracts for work and services.

What has changed specifically? For example, the question of when architect and engineering services are chargeable. Until now, there was a gray area here, called the acquisition phase, which left a lot of room for interpretation. Things are now clearer for both sides, the builder and the architectural firm. It is now much easier to draw a sharp line between non-binding familiarization and the services to be rewarded.

There are also now important intermediate stages for developers and planners on the way to the finished project. In this way, partial inspections or substitute condition inspections can document proper completion section by section. The "big end" no longer comes at the end of the process! And the important point of liability is now also more fairly defined. In the event of structural damage, the building contractors and tradesmen must first be called upon to rectify the damage without success before the architect can be called upon. Down-to-earth thoughts

And what do we do with the floor? Whether it's new construction or renovation, at some point the question comes up. Also after the attendance of many specialized houses, the study of countless Internet sides and the discussions with friends and neighbors one did not come necessarily closer the solution.

In recent years, the "top trio" parquet – laminate – carpet have been joined by other candidates for your floor, which often have much more than outsider chances: Cork, tiles and the almost forgotten Venyl. Let's say it right away: There is no ideal solution. The choice depends on the function of the room, the use, the presence of underfloor heating and, of course, the budget. Because also here "upward" no borders are set.

Carpeting, the only textile representative among the candidates, is still the most frequently used floor covering in terms of square meters. It can be made from synthetic (polyamite, polyester etc.), plant-based (cotton, sisal etc.) or animal (wool, silk) fibers be made – in the most diverse quality grades – and is loosely laid or partly or. completely glued.

Hard or elastic

If you decide on hard flooring, the next question is: parquet or laminate? Parquet flooring is made of real wood and is installed in a rather complex process. Laminate, on the other hand, consists of wood-fiber boards on which there is a decorative layer impregnated with melamine resin. An intermediate stage is prefinished or multi-layer parquet, where the wear layer is glued to less expensive substrate materials. It can also be laid faster than conventional parquet flooring. Here, too, there are different levels of quality. A decisive difference becomes apparent with worn or damaged floors: parquet and prefabricated parquet can be sanded down and then look "like new" again – prefabricated parquet, however, usually only once or twice – then the first support layer shines through. Of course, this is not possible with laminate – here, the only option is to replace it.

The choice is even greater when it comes to elastic coverings. Here two old-timers have returned: Linoleum and vinyl: linoleum is composed of linseed oil, natural resins and organic and inorganic fillers and is therefore also considered an "eco-covering". In the past, it often had to be waxed ("waxed"), but today it usually comes to the market already sealed. It should be laid by professionals. No renaissance has been experienced by the inexpensive linoleum substitute Balatum. Wool felt board impregnated with rubber has been completely displaced by PVC flooring. And also these vinyl floors (PVC = polyvinyl chloride) are now "in" again. They have improved in quality, are very easy to maintain and are available in a wide variety of decors (including wood and mineral patterns). The click vinyl strongly resembles laminate. Here, the vinyl is applied to a carrier layer. All variants are also found in cork: there are single-layer and multi-layer variants, boards, veneer and ready-made parquet. Apart from cork, mostly only resins are used as binding agents.

The best-known representative of mineral floor coverings are tiles, which are often additionally used as wall cladding. Temporarily limited to bathrooms and kitchens, they are currently found in all rooms – even in noble living rooms. The important thing is the material they are made of – and the abrasion group they belong to: Group 5 is the most robust.

Red wine and scratches

Cost, stability and maintenance are relatively predictable. It becomes more difficult with atmospheric topics such as "coziness", "comfort" or "homeliness". One person may be interested in the effects of an overturned glass of red wine on the pavement; another will wonder what can be done with spiked heels, and the family with children may be more concerned about how to prevent or repair scratching or painting of the top layer. There is a wide range of opinions on all points. While, for example, some experts still favor carpeting in children's rooms, others would rather replace it with laminate sooner rather than later.

Even allergy sufferers are confused. In the past, they were advised to replace carpeting with a smooth surface, but now there are specialists who are once again in favor of textile flooring, because it does not stir up dust so quickly. There is still the question of the decor – and the current flooring color of the year: Those who want to go completely with the times opt for gray – which, according to the advertising, is supposed to be pretty timeless. And this could also be a solution for many uncertain seekers: Mixed flooring is also "in": not just an individual decision for each room – even within a room you are now "allowed" to choose different coverings.
